Even condo projects with as few as two units will have to include affordable housing or pay in-lieu fees, if recommendations adopted on 4/2 by the Santa Barbara City Council’s Ordinance Committee hold sway when they are voted on by the full council. The $17,000 in-lieu fee imposed upon projects with two to nine units would subsidize housing affordable to middle- and upper-middle-income workers. Currently, only projects with 10 or more units must include affordable dwellings.

At $1,150,000, the City of Santa Barbara’s median home sale price was the highest among all California cities in February, according to the California Association of Realtors’ March report, which focused on detached single-family homes. The nearest competitor was Redwood City, with a median price of $875,000. The median price for a home in the South County was $1,295,000, while the median for North County houses was $333,293.
