Calle Real Shopping Center in Goleta Adds New Tenants

Five New Leases Signal Sales Resurgence in Neighborhood Retail Center

The commercial properties management division of The Towbes Group, on behalf of the property owner, has signed five new tenants to leases at Calle Real Shopping Center in Goleta, including four locally-owned restaurants, adding to the strong mix of local, national and regional credit tenants in the 122,000 square-foot neighborhood shopping center, announced Traci Taitt, Vice President of Commercial Properties.

Long-time Santa Barbara Italian restaurant Petrini’s, which has been operating in Santa Barbara since 1958, has opened a second location in Goleta after signing a lease to occupy 3,608 square feet in the Calle Real Shopping Center.

Rudy’s Restaurant, a casual counter service Mexican restaurant which has been a Calle Real tenant for several years is relocating to a larger space within the center. The new 2,350 square-foot location doubles the size of the existing space allowing for table service dining and a full bar. The business will remain open in its existing location until just before the move which is scheduled for August 2011.

Spice Avenue, a popular Indian Food restaurant which has been operating on State Street in Santa Barbara for the past eight years, will open its second location at Calle Real Shopping Center after signing a lease for 2,048-square feet.

Backyard Bowls has signed a lease for a 1,088 square-foot healthy food concept restaurant serving local organically grown food including their signature Acai Bowls. This is the second Santa Barbara-area location for Backyard Bowls, which was founded by UC Santa Barbara graduates Pete Heth and Dan Goddard.

JP Morgan Chase Bank will open a new branch in the center near Trader Joe’s in June 2011 after signing a long term lease for 4,700 square feet

Businesses are feeling more confident about the direction of the economy and you can see it in the increase in both traffic and sales at our retail centers,” said Taitt who oversees a portfolio of 2.0 million square feet of office, industrial and retail properties. “The best merchants are often those that live and work in the community and Calle Real has a great roster of locally owned businesses. Whether local, regional or national, it is important to have an appropriate tenant mix for the market in order to keep up with ever-changing retail and food trends.”

Anchored by Trader Joes, Calle Real has more than 45 retail shops and restaurants.

Calle Real Shopping Center is located in Goleta’s main retail corridor near the Santa Barbara Airport, the University of California at Santa Barbara and Goleta’s industrial/office park sector.

Phillip Kyle of Epsteen & Associates represented the landlord on all transactions except Rudy’s (which was handled in-house by Towbes). Kyle also served as a dual agent for Backyard Bowls, Chase Bank and Spice Avenue. Petrini’s was represented by Bob Tuler from Radius Commercial.
