State Street’s commercial vacancy rate is lower today than it was before the pandemic. The highest vacancy rates remain on blocks that are open to vehicle traffic.

While State Street has become an important venue for events and public gatherings, the closure has not yet demonstrated that a permanently car-free corridor can consistently deliver the economic vitality and activity needed to sustain downtown year-round.
Local businesses, the backbone of our community, depend on visibility, convenience, and customer traffic to survive. When access is challenging, customers choose other destinations.
